UK urged to reform planning laws amid ongoing housing crisis

Housing has become a focal point in the UK as political parties prepare for the upcoming general election. Andrew Charnley, Managing Director of Assetz Capital, emphasizes the need for a coherent government strategy to address housing issues that have persisted over many years.

Charnley highlights planning reforms as essential, not optional. He states that "successive governments have not tackled this deeply embedded obstacle to delivery of new build housing stocks." He argues that changes are necessary to meet demand and support local communities.

The shift towards hybrid working is cited as an example of societal evolution, prompting Charnley to question why the government hasn't adapted planning systems to facilitate converting commercial sites into residential properties.

Housing affordability remains a pressing issue. Charnley notes that average house prices were around four times average income in the mid-1990s but have since risen significantly. He points out that rising borrowing costs exacerbate this problem and calls on the next government to address both current challenges and underlying issues.

With new home construction at low levels and previous housebuilding targets abandoned, Charnley warns of potential increases in housing problems due to supply-demand imbalances.

Regardless of election outcomes, Charnley stresses the importance of a dynamic lending sector ready to support property investors and developers. Assetz Capital remains committed to aiding SME housebuilders and investors with their approaching £2 billion lending milestone.

Charnley suggests harnessing the talent within the UK SME housebuilding sector, which includes developers, lenders, surveyors, architects, land buyers, and tradespeople. He urges future leaders like Kier Starmer or Rishi Sunak to consider uniting these professionals towards common goals.

Stability is crucial for any business sector. Charnley calls for clear leadership from a new government to lay foundations for long-term success in SME housebuilding. He concludes by emphasizing the opportunity for genuine positive change through effective policy implementation.
